Main Master And Low Maintenance Suit The Empty Nester

The largest group of retirees to ever hit the U.S. housing market is arriving at the rate of 10,000 folks per day. We’re talking the baby boomers, all 76 million of them. With the decision to retire, and with the children out of the house, boomers are downsizing. Our research confirms that the homes we’re building meet the expectations of this burgeoning empty nester market segment.

For starters, retired boomers want convenience and simplicityA well-designed kitchen is a must, with high-end finishes and lots of counter and cabinet space. They want an open interior that flows, with access to outdoor living areas.

Another must for retirees: main floor master suites. Hard to find but hugely popular. A half-bath or guest bath with a bedroom on the main floor is also in demand.

Second floor bedrooms or finished lower levels are popular places to accommodate visits from grown children and the grandkids. Lower levels often feature the essential storage room to house the memorabilia the retired buyer isn’t ready to give up.

Let’s talk bathrooms. Bathtubs become increasingly difficult to get in and out of as people age. Showers are a must. Walk-in showers in the master bath are ideal. We’re happy to accommodate requests for handle bars and railings provided the buyer’s involved when those decisions need to be made. At the other end of the age spectrum, young grandchildren need a tub in the bath that they’ll use.

The baby boomer generation wants a problem-free home that requires very little maintenanceEnergy efficiency as well as new, sustainable construction are serious considerations when it’s time to buy. The fewer the stairs, the better. This generation wants a garage, but not a long driveway. And they don’t want a big yard to take care of.

Lastly, location is everything in real estate and this generation is no exception. Retirees want to be close to services, restaurants and shopping.
